  • Do you pay an hourly wage for finding homes? No, this is a partnership.
  • How does this work? You look for run-down, vacant, or abandoned homes in good to great neighborhoods. You input that address and a photo into the app, which is really easy. We take your information and try to make money for both of us by contacting the owner by mail, email, phone or texts. We continue this until we get a request to stop. It is a lot of work. We negotiate the purchase and get a signed contract. We then look for the end-buyer, preferably a cash buyer, to purchase the home for more than we have paid for it.
  • Do you pay for any of my expenses? No because you could have no expense if you just walk or bike these type of neighborhoods. Although driving for profit is common, you can decide how its best done by you.
  • Do you have to have a real estate license? No, because we are trying to buy the home direct from the seller. We will also sell the home we have under contract direct to a local investor or rehabber who will then own the home. As long as we have a contractual interest in the property, a license is not required. We must be careful to obey local laws.
  • Do you pay for marketing to the home? Yes, we pay for what will be reimbursable expenses such as marketing, skip traces (i.e. finding the owner’s email, phone, forwarding address, or other means of contacting the owner), etc. We also pay for assistants that help us call and contact the home owners.
  • Are we looking for bad neighborhoods where many homes could be purchased? No. We are looking for bad homes in good or even great neighborhoods where the bad home sticks out like a sore thumb.
  • Must we take a photo of the home? Before we begin marketing you must either take a clear photo of the home or use Google map to get a good screen shot of the home and upload it to your app. We use this photo in marketing so it may not have your car door in it, it must be clear so as to show the home.
